3. Reservations
A reservation is considered confirmed only upon:
receipt of payment (full or partial, if applicable)

The Owner reserves the right to refuse or cancel a reservation in the event of:
non-payment
false or incomplete information
unavailability of the property
4. Prices and Payments
Prices are indicated in euros (€) and may include or exclude any additional costs, specified during the booking process.
Payments can be made using the methods indicated on the website (e.g., PayPal or other third-party services).
Payment is handled by external providers: the Owner does not store sensitive payment data.
Upon request, a receipt or invoice will be issued in accordance with applicable regulations.
5. Tourist Tax
Any local taxes (tourist tax), if applicable, are included in the price and must be paid in accordance with the Municipality's regulations.
6. Right of Withdrawal
Pursuant to Article 59 of the Consumer Code (Legislative Decree 206/2005), the right of withdrawal is excluded for contracts for non-residential accommodation services provided on a specific date or period.
7. Cancellation Policy
Unless otherwise specified:
• Free cancellation up to 10 days before arrival.
Any refunds will be made within 14 days using the same payment method used.
8. Terms and Conditions

Check-out: by 10:00 AM
During their stay, the guest agrees to:
• respect the maximum number of guests indicated
• maintain the accommodation in good condition
• respect the rules of civil coexistence
It is prohibited to:
• organize unauthorized parties or events
• cause disturbances (loud noise)
• sublet or transfer the reservation to third parties
9. Security Deposit
The Owner may request a security deposit, which will be returned at the end of the stay after an inspection of the property.
Any damage or violations will be charged to the guest.
10. Guest Responsibilities
The guest is responsible for:
• any damage caused to the property
• their own behavior and that of other guests included in the reservation
11. Limitation of Liability
The Owner is not responsible for:
• items lost or stolen during the stay
• service interruptions due to force majeure (e.g., blackouts, natural events, unforeseeable technical problems)
12. Use of the Site
All content on the site (text, images, logos) is protected by intellectual property rights.
Any unauthorized reproduction, copying, or use is prohibited.
13. Privacy
Users' personal data is processed in accordance with applicable legislation and the Privacy Policy available on the site.
14. Changes to the Terms
The Owner reserves the right to modify these Terms at any time.
Changes will take effect upon publication on the site.
15. Applicable Law and Jurisdiction
These Terms are governed by Italian law.
Any dispute will be subject to the jurisdiction of the court where the Owner is established, without prejudice to the mandatory rights of consumers.
